Online, All Over:  According to the National Association of Realtors, 9 out of 10 buyers are searching for homes on the Internet. Different real estate website where listing will be syndicatedFrom syndication to more than 400 websites including www.sellvirginiahomes.com’s featured listings section, Zillow, Trulia, Redfin, Realtor.com, and www.longandfoster.com where millions start their home search annually, to unique partnerships with media outlets like WashingtonPost.com, your home is showcased to thousands of potential buyers every day.

Multiple Listing Service (MLS):  Your property will be included in our MLS database where agents search for available properties to show buyers.  This will be the foundation for the property information that gets distributed to most other websites so I take extra time to make sure and include all the details that make your home unique instead of entering just the basic required information that I see other agents getting away with so often.

Direct Mail:  One of the best ways to spread the word that your home is for sale literally starts right next door.  Postcards letting your neighbors know that your home is listed can lead to a sale.  Friends, neighbors, and relatives contributed to 6% of all sales so I’ll take care of the neighbors and you tell your friends and relatives.  I’ll also mail “Just Listed” postcards to targeted apartment complexes in your area to make sure even more potential buyers are aware of your home.  Those same postcards also go out to REALTORS that have sold homes in your neighborhood over the last year.  Since they are actively doing business in your area we want them to know your property is available.

Sold SignFor Sale Signs:  According to the National Association of REALTORS, 11% of the industry’s buyers come from For Sale signs.  I will place a highly visible and recognizable sign at your property in accordance with any possible HOA or Condo rules and regulations and include several advertising riders that provide different ways for potential buyers to obtain information about your property.

WashingtonPost.com Online:  My newest listings are featured on an exclusive Long & Foster listings carousel on the real estate home page of WashingtonPost.com – a best-in-class media newspaper website that offers top-ranking reach among consumers nationwide.  I am able to showcase homes where buyers start shopping 365 days a year.

WashingtonPost.com Mobile:  Millions of people turn to WashingtonPost.com mobile for news and information.  That’s why Washington Post on mobile devicesmobile advertising is a critical piece of my overall marketing strategy. Reaching consumers through smart phones makes it easy for buyers to quickly view homes for sale, literally putting your property information right in their hands.

YouTube Virtual Tours:  With comprehensive multi-media options at my fingertips, I will create an exceptional virtual tour of your home and feature your property on YouTube and place that same video on your property website.

Curbside Shopper:  My text marketing program provides instant information about your property at the height of a buyer’s interest, in many cases while they are sitting right in front of your home.  I can feature a 5-digit code on the yard sign.  Using GPS technology, Curbside Shopper gives buyers detailed information on your property just by texting “LF” to that 5 digit code.  This great piece of technology will also simultaneously send me the potential buyer’s contact information so I can follow up to answer any further questions or schedule an appointment to show your property.

VoicePad Technology:  For those “non-texting” consumers, VoicePad is an option that enables buyers to obtain property information by calling a phone number featured on a sign.  Simultaneously, I receive the caller’s information, providing an opportunity to follow up with the potential buyer.  Whether by text or phone, buyers instantly obtain information on your property.

ShowingTime for Scheduling Appointment and Getting Showing Feedback:  This technology enables me to set clear showing instructions and enforce showing rules if necessary.  It reduces phone calls, phone lag, and enables showing agents to schedule a showings 24 hours a day.  It also allows me to obtain online survey feedback from showing agents and share that feedback directly with sellers so they know what people are saying about their home.
